Red Flags To Watch For When Buying a Home!

Buying a home is one of the biggest purchases, if not the biggest, each of us make during the course of our lifetime. That being said we must make sure that we are making a good purchase, one that is safe and sound. To insure that you are making a good decision make sure to keep your eyes peeled while walking through the home for the first time and take note of anything out of the ordinary. As a realtor, there are a few red flags that we look for when touring a home.

1. Structural Problems- One of the biggest red flags is a potential foundation or structural problem. Large cracks in the foundation or hard to close doors could be the sign of a major problem.

2. Insect/ Pest Problem- Another major red flag would include an insect or pest problem. A pest inspection is fairly inexpensive. If while walking through the home you notice holes in the wood work, sawdust like substance, or even a large amount of bugs, you might want to consider a pest inspection.

3. Amateur Workmanship/ Repairs- Be aware if a home looks to good to be true. A lot of older homes that have been updated, have been flipped. A lot of flippers do not have the qualifications to complete home projects properly but are able to do so cheaply saving money.

4. Odor- While walking through the home be aware of any good or bad odors. If the home has multiple air fresheners, the homeowner might be trying to cover up a fowl sent. If you smell a bad odor, be aware that the home might have an issue with mold.

5. Neighborhood condition- Before entering into the home make sure to check out your surroundings. That being said, take notice of the overall neighborhood conditions. Problems or crime in the neighborhood could cause future problems for you and your family.

6. Stains On The Walls Or Ceilings- If you notice while walking through the home that there are stains or cracks the home might have a water problem. Most stains are cause buy a leak in the roof or plumbing.

7. Electrical Issues- When walking through the home for the first time make sure to check the lights to make sure they are working. If the lights are not turning on you might have an issue greater than just the change of a light bulb.

It is critical that when walking through a home for the first time, you look for problems! Although many problems may not be visible, they will be revealed during the home inspection!
