Why Your Home May Not Be Selling!

Even in a seller's market, a lot of homes do not sell quickly. Most of the cities in the United States are currently experiencing a seller's market. Houses are selling fast for top dollar. But it isn't uncommon to have a home linger on the market for weeks or months as well. A seller might ask themselves why isn't my home selling? Two variable must be addressed, price and condition.
If a home is priced right it will sell. It just takes the right buyer. You still must do your part as a seller to make sure your home is priced based on other sold homes in the neighborhood aka comparables. Today, buyers have access to various sources of information regarding your home. They know what the home is worth before stepping foot through the front door.
A home that's not updated will sell, but only at a price that reflects its condition. There are many unupdated homes on the market, it will not scare a buyer away. Keep in mind that even in a hot market, the little things matter. You have to make a home look as presentable as possible.
But you must also ask the question, is your selling agent doing their job? A selling agent should open all the drapes and blinds and make sure the home looked inviting before the prospective buyers walked in. Today, the blinds may stay closed, leaving the home’s first impression a dark and vacant house. As an agent myself, I always do more than what is necessary for my clients. This not only will help the house to sell but you will earn the respect of your clients, what is more important than that?

1. Priced to high
2. Your home is dark.
3. Restriction on viewing the home
4. Bad listing photos
5. Your home is dated
6. The home is uninsurable
7. Lenders won't lend on the home
